Within a 15th century farmhouse are 5 privately owned apartments. We own one of them and up until now have been letting it out to tourists and family and friends. Due to work commitments we are spending more time travelling around and regretfully are not able to spend as much time in Italy as we would like to !
It is very easy to rent out due to it's prime location ...7 kms from Lucca town, off the Strada del Vino, Pieve Santo Stefano is regarded as the most beautiful part of Lucca.
The apartment is on one end of the farmhouse with a little gated entrance leading into to a cottage style garden with orange and lemon bushes, fig trees, roses and lavender in abundance. The wisteria clad gazebo is ideal for outdoor dining, with stunning views over Lucca.
Inside there is a big open plan kitchen / living room with windows overlooking the garden.
The handmade kitchen is of locally sourced chestnut wood. The appliances are SMEG and the surfaces and sink are all Carrara marble.
There are 3 double bedrooms and one bathroom with a new boiler fitted last year.
All the rooms have views over Lucca or gardens.
The swimming pool is 15 x 8 metres with steps leading down to the shallow end making it perfect for little ones. There are sun beds and dining tables and chairs plus a large gazebo overlooking the pool and out towards Lucca.
It is cleaned weekly by a reputable pool company and the cost plus garden maintenance is handled by an appointed manager and divided amongst the five owners.
Outgoings are relatively low whilst rental prospects are very high making this a great investment. The exclusive location and lack of properties for sale in the area ( due to tough planning laws ) ensure prices are cushioned from external shocks.
